Said appeal shall be accompanied by the appeal fee as specified by Resolution 2010-206-N.C.S. as adopted by the City Council. The appeal shall state specifically the grounds for the appeal and the relief sought by the appellant. If you challenge the action taken by the City of Petaluma in court, you may be limited to raising only those issues you or someone else raised during the public review process, or in written correspondence delivered to the City at or prior to the conclusion of the public review process. 6ProceduralNEW BUSINESS A. Hampton Inn Petaluma Expansion- The Hampton Inn Petaluma Expansion Project includes a request for a Zoning Text Amendment to IZO Chapter 11 (Parking and Loading Facilities, Off-Street) to provide a process to consider reductions to minimum parking requirements on a project by project basis subject to findings, Historic Site Plan and Architectural Review for an expansion of the existing hotel to accommodate 18 additional hotel rooms in a new building to the rear of the existing hotel and a request for a minor parking adjustment, and Landmark Tree designation of an existing Canary Palm tree on the site. The project includes required actions by the Planning Commission and Historic and Cultural Preservation Committee. Consistent with IZO Section 15.020(D) a joint meeting is held to consider the project given the joint discretion. The Planning Commission will consider and act on the request for a Zoning Text Amendment while the Historic and Cultural Preservation Committee will consider and act on the Historic Site Plan and Architectural Review and Landmark Tree Designation applications. Finding that the proposed Hampton Inn Petaluma Expansion project is exempt from environmental review pursuant to CEQA Guidelines Section 15331 (Class 31 - Historical Resource Restoration/Rehabilitation), Section 15303 (Class 3 - New Construction or Conversion of Small Structures), Section 15332 (Class 32 - In-fill Development Project), Section 15301 (Class 1 - Existing Facilities), Section 15304 (Class 4 - Minor Alterations to Land), Section 15307 (Class 7 - Protection of Natural Resources), Section 15308 (Class 8 - Protection of the Environment), Section 15304 (Class 4 - Minor alteration to Land), and Section 15061(b)(3) and Section 15305 (Class 5 - Minor Alterations to Land Use Limitations).
